This project consisted of the design of architectural precast concrete spandrel, wall, and column cover panels.  Most of the column covers were also structural concrete columns.  Design began in July of 1998 and erection was completed in November of 1998.

             The building is a 3-story steel framed low rise frame structure.  The architectural precast façade used various sandblast finishes for texture and shading variations, and reveals, reliefs, and false jointing for shadowing.

             Civilsmith Engineering, Inc. was the precast concrete structural engineer of record.  Civilsmith Engineering, Inc. designed all precast concrete, and prepared all erection drawings and shop drawings.
